Qualification Standards Overview
Thank you for your interest in leasing with Azure Sky Realty. All applicants age 18 or older must complete a separate application and provide the required supporting documentation.
Applications are processed upon completion and subject to property availability. Any material omission, misrepresentation, or falsification of information may result in denial of the application.
Residency decisions are based on a review of rental history, income, credit history, criminal background screening, occupancy standards, and other qualification criteria described below.
Identity Verification: Valid government-issued photo ID required.
Adult Applicants: Every occupant age 18+ must apply separately.
Income Requirements: Combined income generally must equal at least 3× monthly rent.
Rental History: Favorable rental references and payment history required.
Credit Review: Credit history is reviewed as part of the application process.
Background Screening: Applicants are subject to criminal background screening.
Pets & Assistance Animals: Pets must be disclosed and screened prior to approval. Assistance animals are accommodated in accordance with applicable law.

Professional Screening & Verification
Azure Sky Realty utilizes professional third-party screening providers to help ensure a fair, consistent, and objective application review process. Screening reports may include information related to credit history, rental history, criminal background, identity verification, and other qualification factors as permitted by law and our published qualification standards.
AmRent
Azure Sky Realty partners with AmRent, a professional tenant screening provider, to assist in the evaluation of rental applications. Using a third-party screening provider helps ensure applicants are reviewed consistently and in accordance with our published qualification criteria.
Qualification Criteria

Government-issued photo ID required.
All occupants age 18 or older must apply separately.
Required supporting documentation must be submitted with the application.
Application fees must be paid before processing.
Identity verification documentation may be required.
Homes remain available until an application is approved and all required deposits are paid.

Applicants must demonstrate a history of meeting lease obligations and maintaining satisfactory rental references.
Rental history may be evaluated based upon factors including:
Previous lease violations;
Late rental payments;
Returned checks or rejected electronic payments;
Non-payment of rent;
Unfavorable landlord references;
Outstanding landlord debt;
Rental-related judgments;
Current landlord disputes or court proceedings; and
Prior evictions.
Applications may be denied based upon unsatisfactory rental history, unresolved landlord debt, rental-related judgments, or prior evictions.
Additional documentation or landlord references may be requested when necessary.
PRIOR EVICTIONS & LANDLORD DEBT
Evictions occurring within the previous two (2) years and unresolved landlord debt may result in denial of an application.In certain circumstances, applications involving prior landlord debt or eviction history may be considered when all of the following conditions are satisfied:
Any landlord debt has been paid in full or is subject to an approved payment arrangement that can be independently verified;
The applicant can demonstrate favorable rental history following the event; and
Any additional conditions required by the property owner or management, including additional security deposits, are satisfied.
Additional documentation may be requested to verify rental history, payment arrangements, or landlord references.

The combined gross monthly income of all applicants must generally equal at least three (3) times the monthly rent.
Income may include verifiable sources such as employment income, retirement income, Social Security benefits, housing assistance, court-ordered child support, alimony, severance pay, and other lawful sources of income.
Income must be verifiable through written documentation and capable of independent confirmation. Applicants are generally required to provide a minimum of two (2) months of supporting documentation, such as pay stubs, benefit statements, or disbursement records. Additional documentation may be requested when necessary.
RELOCATION APPLICANTS
Applicants relocating for employment may qualify using a current offer letter or other written income verification from their employer. Documentation must generally:Be on company letterhead (or otherwise verifiable);
Include the anticipated start date;
Reflect employment beginning within thirty (30) days of move-in; and
Include contact information for the employer.
SELF-EMPLOYED & COMMISSIONED APPLICANTS
Self-employed or commissioned applicants may be required to provide:
Their most recent tax return;
Bank statements for the three (3) months immediately preceding the application; and
Any additional documentation necessary to verify income.
Transfers between accounts will not be considered income. Joint accounts may only be used when all account holders are applying as leaseholders. Prepaid accounts and similar payment platforms may not be accepted as proof of income.
CHILD SUPPORT & ALIMONY
Applicants wishing to include child support or alimony as qualifying income may be required to provide a court order, attorney certification, payment history, or other documentation sufficient to verify the amount and continuity of the income.
NON-VERIFIABLE INCOME
Applicants who are unable to provide sufficient documentation to verify the required income may be required to obtain an approved lease guarantor or satisfy other qualification requirements established by the property owner or management.

Applicants are subject to a credit review as part of the application process.
Credit history may be evaluated based upon factors including, but not limited to:
Payment history;
Outstanding debts;
Collection accounts;
Charge-offs;
Judgments;
Past-due accounts;
Excessive late payments; and
Landlord collections or rental-related judgments.
Credit history is evaluated together with rental history, income, and other qualification criteria. Unfavorable credit history may result in denial of an application, the requirement of a qualified lease guarantor, additional security deposit requirements where permitted by law, or other conditions of approval.
Azure Sky Realty does not rely solely upon a minimum credit score. Credit history is reviewed as part of the applicant's overall qualification profile.
No single factor is solely determinative, and each application is reviewed based upon the overall qualification criteria.Item description

Applicants are subject to a criminal background review as part of the application process. Local, state, and national criminal databases may be searched, and all available criminal history may be considered.
Criminal history will be evaluated on an individualized basis, taking into consideration factors including:
The nature of the offense;
The severity of the offense;
The age of the offense;
Evidence of rehabilitation; and
Whether the conduct indicates a direct threat to the health or safety of others or a risk of substantial damage to property.
Applications may be denied when criminal history indicates that an applicant's tenancy would constitute a direct threat to persons or property or otherwise presents an unacceptable risk to the property, residents, or community.
Applicants required to register as a sex offender may be denied where permitted by applicable law.
Failure to disclose criminal history requested in the application may be grounds for denial.

Applicants who do not independently satisfy the qualification requirements may be eligible to use a qualified lease guarantor.
To qualify, a lease guarantor must:
Reside within the United States;
Successfully complete the application and screening process;
Meet Azure Sky Realty's credit, criminal history, and rental history requirements;
Provide documentation sufficient to verify identity and support collection or legal enforcement efforts if necessary; and
Demonstrate verifiable gross monthly income of at least four (4) times the monthly rent.
Lease guarantors may not be used to overcome denial based upon unacceptable rental history, criminal history, landlord debt, rental-related judgments, or other disqualifying factors.
All lease guarantors must submit a separate application and provide all required supporting documentation, including proof of identity and income.

Occupancy limits are established in accordance with applicable federal, state, and local laws, property-specific restrictions, health and safety considerations, and other lawful occupancy limitations.
Occupancy determinations may consider factors including:
The number of bedrooms;
The size and configuration of the dwelling;
Utility or septic system limitations;
Homeowners association or deed restrictions; and
Other applicable property-specific requirements.
Applicants must accurately disclose all intended occupants during the application process. Applications that exceed applicable occupancy limits or property restrictions may be denied.
Certain municipalities and neighborhoods may impose restrictions on the number of unrelated occupants permitted to reside in a dwelling. Applicants are responsible for accurately disclosing all intended occupants during the application process.
