Emergency Maintenance
What Is Considered an Emergency?
Emergency maintenance generally involves conditions that present an immediate threat to life, health, safety, or significant property damage.
Examples may include:
Active flooding or major water intrusion
Burst or leaking water lines causing ongoing damage
Sewage backups or overflows
Gas leaks or suspected gas leaks
Fire or smoke hazards
Electrical hazards creating an immediate safety risk
Loss of essential utility services that creates an immediate health or safety concern
Other conditions requiring immediate action to protect residents or the property
Residents should take reasonable steps to prevent further damage when it is safe to do so, such as shutting off a water source or containing water intrusion.
Not every maintenance issue qualifies as an emergency. Routine maintenance requests should be submitted through Property Meld.

Pest Share is intended for visible pest activity and is not a preventative pest control service. Residents are encouraged to provide photos when submitting a request.
Pest concerns are handled differently than most maintenance requests. Residents enrolled in the Resident Benefits Package should contact Pest Share directly for eligible pest-related concerns rather than submitting a maintenance request through Property Meld.

Maintenance Responsibilities & Resident Charges
Understanding Maintenance Costs
Azure Sky Realty coordinates maintenance and repairs to help keep homes safe, functional, and well maintained. While many repairs are the responsibility of the property owner, residents may be responsible for costs associated with damage, negligence, misuse, abuse, lease violations, or failure to properly maintain the property.
Submitting a maintenance request does not automatically mean a resident will be charged. Each situation is evaluated based on the cause of the issue, the lease agreement, and applicable policies.
Common Examples of Resident Responsibility
Residents may be responsible for maintenance costs resulting from:
✓ Clogged garbage disposals caused by improper use
✓ Toilet clogs caused by foreign objects or improper materials
✓ Drain blockages caused by resident actions
✓ Damage caused by misuse of appliances
✓ Failure to replace HVAC filters as required by the lease or Resident Benefits Package
✓ Damage resulting from failure to report maintenance issues promptly
✓ Broken windows, doors, screens, locks, or fixtures caused by resident actions
✓ Damage caused by unauthorized occupants, guests, or pets
✓ Repairs resulting from negligence, abuse, or lease violations
Questions About Maintenance Charges?
If a repair is determined to be resident-caused, Azure Sky Realty will generally provide information regarding the issue and any applicable charges in accordance with the lease agreement and company policies.
Preventing Avoidable Repairs
Simple preventative maintenance can help reduce repair issues and avoid unnecessary charges:
✓ Change HVAC filters as required
✓ Report leaks immediately
✓ Use appliances according to manufacturer instructions
✓ Avoid placing grease, food waste, wipes, paper towels, or other improper materials into drains and disposals
✓ Keep smoke detector batteries functioning as required
✓ Notify us promptly when issues arise
Access for Repairs & Service Appointments
Helping Repairs Go Smoothly
Residents play an important role in helping maintenance requests be completed efficiently. To avoid delays, rescheduling, and unnecessary service charges, residents should ensure the property is accessible and ready for the scheduled repair appointment.
Pet Safety & Contractor Access
Residents are responsible for ensuring that all pets are properly secured during maintenance visits. Contractors and vendors may be unable or unwilling to enter a property when animals are loose, aggressive, disruptive, or otherwise create a safety concern.
Residents should kennel, crate, confine, or otherwise secure animals before the scheduled appointment time.
If a contractor is unable to access the property or complete the repair due to a pet or other animal, the appointment may need to be rescheduled and the resident may be responsible for any applicable trip charges, service fees, or additional costs incurred
Communicate with Your Household
Residents should notify all occupants of the home when a maintenance request is submitted and when repair appointments are scheduled.
Informing household members helps prevent:
✓ Duplicate maintenance requests
✓ Miscommunication regarding scheduled appointments
✓ Confusion when contractors arrive
✓ Delays in completing repairs
Providing Access
If a contractor has scheduled an appointment with the resident but is refused entry, unable to access the property, or otherwise prevented from performing the scheduled work, the appointment may need to be rescheduled.
Residents may be responsible for any trip charges, service fees, or additional costs incurred as a result of missed appointments, denied access, or failure to prepare the property for the scheduled visit.

While many repairs are owner responsibilities, residents may be charged when a repair is determined to be the result of negligence, misuse, abuse, lease violations, failure to maintain the property, missed appointments, denied access, or other resident-caused circumstances. Each situation is reviewed individually in accordance with the lease agreement and company policies.
-
Maintenance charges may include labor, materials, service call fees, trip charges, emergency service rates, after-hours charges, vendor minimum fees, or other costs associated with completing the repair.
Azure Sky Realty generally relies on licensed vendors, contractors, and service providers to determine the scope of work and associated costs. Charges billed to residents are typically based on the actual costs incurred to complete the repair and are not intended to generate additional profit.
The cost of a repair may vary depending on factors such as the nature of the issue, the time required to diagnose and complete the work, the availability of parts, emergency service requirements, and the vendor performing the repair.
Prompt reporting and preventative maintenance can often help reduce the likelihood of costly repairs. Residents are encouraged to report maintenance concerns as soon as they are discovered, replace HVAC filters as required, follow manufacturer instructions for appliances, properly use plumbing fixtures and garbage disposals, and take reasonable steps to care for the property. Addressing small issues early can often help prevent more extensive damage, service calls, and repair costs later.
-
If you have questions regarding a maintenance charge, please contact Azure Sky Realty as soon as possible.
We will review the work order, vendor documentation, photographs, technician notes, invoices, lease provisions, and any other relevant information to ensure the charge was assessed appropriately.
Not all repair costs are owner responsibilities, and residents may be responsible for charges resulting from negligence, misuse, abuse, lease violations, missed appointments, denied access, failure to maintain the property, or other resident-caused circumstances.
If additional information is available that may affect the determination, residents are encouraged to provide it for review.
