Everything you need to know about pets, assistance animals, and pet-friendly living.

  • Pets are accepted on a property-by-property basis and are subject to owner approval, insurance requirements, and property-specific restrictions. Applicants must disclose all pets prior to submitting an application. Failure to disclose a pet may result in denial of the application or other action permitted by the lease.

    Pet acceptance is not guaranteed and may vary by property.

  • Azure Sky Realty utilizes PetScreening.com for all pets and assistance animals.

    All applicants with pets must complete a PetScreening profile and satisfy any applicable screening requirements before an application can be approved.

    PetScreening fees, if any, are the responsibility of the applicant.

  • Pet owners may be required to provide:

    • Current vaccination records;

    • Licensing documentation where required by law;

    • A recent photograph of each pet; and

    • Any additional documentation reasonably requested by the property owner, management, or PetScreening.

    Pets must comply with all applicable licensing and vaccination requirements.

  • Restrictions on the number, size, breed, species, age, or type of pet may apply based upon owner requirements, insurance requirements, property restrictions, or other lawful considerations.

    The number of approved pets may be limited by the property.

  • Additional pet deposits, non-refundable pet fees, monthly pet rent, or a combination thereof may be required depending upon the property and the approved pet.

    All required pet-related charges must be paid prior to move-in unless otherwise agreed in writing.

  • Azure Sky Realty complies with applicable federal and state fair housing laws regarding service animals and assistance animals.

    Service animals and assistance animals are not considered pets and are not subject to pet deposits, pet fees, pet rent, breed restrictions, or other pet-related charges where prohibited by law.

    Applicants requesting a reasonable accommodation for an assistance animal may be required to complete a PetScreening profile and provide documentation permitted by applicable law.

    Approval of an assistance animal request must be completed prior to the animal occupying the property.

  • Residents are responsible for maintaining control of their pets at all times and for complying with all lease provisions relating to pets, nuisance behavior, damage, waste removal, and safety.

    Approval of a pet does not relieve a resident of responsibility for any damage, injury, lease violation, or other conduct caused by the animal.

What is the difference between a pet and an assistance animal?
A pet is an animal kept for companionship and is subject to the property's pet policies, restrictions, deposits, fees, and screening requirements.

An assistance animal is not considered a pet under applicable fair housing laws. Assistance animals include service animals and other animals that provide assistance or support related to a person's disability. Assistance animals may be entitled to reasonable accommodation and are not subject to pet fees, pet deposits, pet rent, or breed restrictions where prohibited by law.

Do assistance animals require screening?

Are pet deposits refundable?
Some properties may require a refundable pet deposit, a non-refundable pet fee, monthly pet rent, or a combination thereof. Refundability depends upon the specific charges assessed and the terms of the lease agreement. Please review the property's pet requirements and lease documents for details.

How many pets are allowed?
The number of pets permitted varies by property and may be limited by owner preferences, insurance requirements, or property-specific restrictions. Please review the individual property listing for details.

What documentation is required for my pet?
Applicants may be required to provide vaccination records, photographs, licensing information, and any additional documentation requested through PetScreening.com or by property management.

Can I add a pet after I move in?
Residents must obtain written approval before bringing any new pet into the property. Additional screening, documentation, fees, deposits, or lease modifications may be required.

What happens if I do not disclose a pet?
All pets must be disclosed during the application process or before being brought onto the property. Failure to disclose a pet may result in lease violations, additional charges, removal of the animal, or other actions permitted by the lease agreement.

Do puppies and kittens require approval?
Yes. All animals occupying the property, regardless of age, must be disclosed and approved in accordance with the property's pet policy.

Are exotic pets allowed?
Acceptance of reptiles, birds, fish, rodents, livestock, or other non-traditional pets varies by property and may be subject to additional restrictions or approval requirements.

Can my pet be denied?
Yes. Pet approval is based on property-specific requirements, owner preferences, insurance restrictions, PetScreening results, and other lawful considerations. Not all pets will qualify for every property.

Do I need PetScreening if I don’t have a pet?
Yes. Azure Sky Realty utilizes PetScreening.com as part of the application process. All applicants are required to complete the applicable PetScreening profile, whether they have a pet, an assistance animal, or no animals.

Looking for a Pet-Friendly Rental?

Resident Benefit Package

Resident Benefit Package: A Resident Benefit Package (RBP)  is required with each lease.  The RBP is $65 monthly and is billed to the resident at the first of each month.  The RBP includes renter’s insurance. If residents carry their own insurance, a deduction of $10.95 can be made to the RBP monthly charge but requires monthly confirmation of the required insurance.
