Applicants must disclose all pets prior to submitting an application. Failure to disclose a pet may result in denial of the application or other action permitted by the lease.

Current vaccination records;
Licensing documentation where required by law;
A recent photograph of each pet; and
Any additional documentation reasonably requested by the property owner, management, or PetScreening.
Pets must comply with all applicable licensing and vaccination requirements.

Pet policies vary by property. Restrictions may include limitations on the number of animals, species, breed, size, age, weight, insurance requirements, HOA restrictions, owner preferences, property restrictions, or other lawful considerations.

Approved pets may be subject to a pet deposit, non-refundable pet fee, monthly pet rent, or a combination thereof. Requirements vary by property and will be disclosed before lease execution.
Pet deposits become part of the resident's overall security deposit and are not separately maintained or refunded during the tenancy. Any refundable deposit amounts will be evaluated and accounted for at the conclusion of the lease in accordance with the lease agreement, applicable law, and any damages, cleaning, or other charges owed.
Non-refundable pet fees are earned upon payment and are not refundable under any circumstances, including the removal, transfer, death, surrender, or replacement of a pet during the lease term.
Pet rent, when applicable, is part of the lease agreement and is agreed upon for the duration of the lease term. The removal, transfer, death, surrender, or replacement of a pet during the lease term does not automatically terminate or reduce the agreed pet rent obligation unless otherwise approved in writing by Azure Sky Realty and the property owner.
Pet deposits, pet fees, pet rent, approvals, and pet screening results are specific to the approved animal(s) identified in the resident's file and may not be transferred, reassigned, credited, or applied to a different animal. Any new or replacement animal must be separately disclosed, screened, and approved in accordance with the property's pet policies and applicable lease requirements.

Service animals and assistance animals are not considered pets. Requests for reasonable accommodation are evaluated in accordance with applicable fair housing laws and company procedures.
Applicants requesting a reasonable accommodation for an assistance animal may be required to complete a PetScreening profile and provide documentation permitted by applicable law.Approval of an assistance animal request must be completed prior to the animal occupying the property.

Residents are responsible for maintaining control of their pets at all times and for complying with all lease provisions relating to pets, nuisance behavior, damage, waste removal, and safety.
Approval of a pet does not relieve a resident of responsibility for any damage, injury, lease violation, or other conduct caused by the animal.

Residents remain responsible for any damage, cleaning, odors, infestations, injuries, or other issues caused by animals occupying or visiting the property. Repair costs may be charged in accordance with the lease agreement.
