Everything you need to know before, during, and after moving into your new Azure Sky Realty home. From utility setup and resident portal access to maintenance procedures and move-in documentation, this guide will help you start your tenancy with confidence.


Preparing for Move-In

Before You Receive the Keys

A successful move-in begins before moving day arrives. To avoid delays, residents should ensure all lease documents have been completed, all required move-in funds have been paid, and utility services have been established in their name prior to taking possession of the property.

Move-In Funds & Key Distribution

All required move-in funds must be paid and all outstanding balances must be satisfied before possession of the property can be granted.

This may include the security deposit, first month's rent, prorated rent, pet fees, administrative fees, or any other charges required under the lease agreement.

To help ensure a smooth move-in experience, residents should submit all required payments as early as possible and allow sufficient time for payment processing.

Important: Keys, access devices, garage remotes, and possession of the property will not be released until all required lease documents have been completed, all required move-in funds have been paid, and any outstanding balances have been satisfied.

Utility Service Requirements

Residents are generally responsible for establishing electric, water, wastewater, trash, and gas service (when applicable) before move-in. Azure Sky Realty requires proof that utility services have been activated in the resident's name before keys or possession of the property can be released.

Important: Keys will not be released until all required move-in funds have been paid and proof of utility activation has been provided.

Scheduling Your Move-In

Move-in appointments should be scheduled with Azure Sky Realty before making arrangements with movers, utility providers, furniture deliveries, or other service providers.

Depending on property readiness, lease processing, utility verification, staff availability, and scheduled move-in volume, keys and possession may not be available until later in the day. While Azure Sky Realty works to accommodate requested move-in times whenever possible, specific appointment times cannot always be guaranteed.

Residents are encouraged to coordinate their move-in appointment with Azure Sky Realty as early as possible and wait to finalize moving arrangements until their move-in schedule has been confirmed.

Important: Do not schedule movers, deliveries, or other time-sensitive services based solely on the lease start date. Possession of the property begins when all move-in requirements have been satisfied and keys have been released by Azure Sky Realty.

Mailbox Information

Unless otherwise specified in the lease agreement, mailbox keys are issued by the United States Postal Service. Residents should contact the local post office serving the property and be prepared to provide identification and lease documentation in accordance with USPS requirements.

Move-In Inspection & Property Condition

Document the Property's Condition

One of the most important things you can do after moving into your new home is carefully inspect the property and document its condition.

While Azure Sky Realty conducts inspections before occupancy, residents should independently review the property and report any concerns that may have been missed or that become apparent after moving in.

We Encourage Residents To:

  • Walk through the entire property shortly after move-in.

  • Test lights, plumbing fixtures, appliances, doors, windows, and smoke detectors.

  • Take photographs of each room, including flooring, walls, ceilings, appliances, fixtures, and exterior areas.

  • Document any existing damage, wear, cosmetic defects, or maintenance concerns.

  • Retain photographs and records throughout the tenancy.

Reporting Move-In Concerns

If you identify a maintenance issue, damage, or condition concern during your move-in inspection, please submit a maintenance request through Property Meld and include photographs and a detailed description of the issue.

Submitting concerns through Property Meld creates a documented record of the condition, allows Azure Sky Realty to review supporting documentation, and helps ensure maintenance concerns are properly tracked.

Important Timeframe

Move-in concerns should be submitted within the first 48 hours of occupancy.

Conditions reported after the initial 48-hour period may not be considered part of the move-in inventory and condition documentation. Residents may be responsible for damages, missing items, or property conditions that were not reported during the move-in inspection period.

Review of Reported Conditions

All move-in concerns will be reviewed by Azure Sky Realty along with any photographs and supporting documentation provided.

Not all reported items will require repair or corrective action. Some conditions may be cosmetic in nature, considered normal wear and tear, previously documented, or otherwise determined not to require maintenance.

Residents should still report any concerns that affect safety, habitability, functionality, or could result in additional damage if left unaddressed.

Azure Sky Realty utilizes several technology platforms and resident services to help make renting easier, improve communication, and provide convenient access to important information throughout your tenancy.

Residents are encouraged to become familiar with these resources shortly after move-in.

Through the Resident Portal, residents can:

  • Make online payments

  • Review account activity

  • Access lease documents

Maintenance Requests

Azure Sky Realty utilizes Property Meld to manage maintenance requests, vendor communication, appointment scheduling, and repair updates.

Residents should report maintenance concerns promptly to help prevent additional property damage and ensure repairs are addressed as efficiently as possible.

Pest Control Services

Eligible residents enrolled in the Resident Benefits Package have access to Pest Share for covered pest control services.

Residents should report pest concerns directly through Pest Share according to the program guidelines.

Azure Sky Realty is committed to providing professional property management and responsive service throughout your tenancy. Residents also play an important role in maintaining the property and helping protect the home from avoidable damage.

Understanding your responsibilities from the beginning of your lease can help prevent maintenance issues, reduce unnecessary charges, and contribute to a positive rental experience.

Residents Are Generally Responsible For:

  • Promptly reporting maintenance concerns and property damage

  • Following lease requirements and community rules

  • Maintaining reasonable cleanliness and sanitation

  • Replacing HVAC filters as required by the lease or Resident Benefits Package

  • Securing the property when away

  • Preventing damage caused by neglect, misuse, or unauthorized alterations

Reporting Problems Early Matters

Many maintenance issues become more expensive and difficult to repair when they go unreported. Residents should notify Azure Sky Realty as soon as possible when a concern is discovered, including water leaks, plumbing issues, appliance malfunctions, HVAC problems, or other conditions that could result in additional damage.

Normal Wear and Tear vs. Resident Damage

Normal wear and tear is expected during a tenancy. However, residents may be responsible for damage resulting from negligence, misuse, lease violations, unauthorized occupants, unauthorized pets, or failure to report maintenance concerns in a timely manner.

Helpful Reminder: Reporting concerns early and caring for the property throughout your tenancy can help reduce repair costs, improve response times, and make the move-out process smoother.


Know What To Do In An Emergency

The safety of our residents is always a top priority. Residents should familiarize themselves with emergency procedures, utility shutoffs, smoke detectors, and emergency contact information shortly after moving into the property.

Call 911 Immediately For:

  • Fire or smoke emergencies

  • Medical emergencies

  • Gas leaks or suspected gas leaks

  • Criminal activity in progress

  • Situations involving immediate danger to people or property

Residents should never rely on Azure Sky Realty, Property Meld, or maintenance vendors as a substitute for emergency services.

Smoke Detectors & Safety Devices

Residents should test smoke detectors and safety devices after moving in and periodically throughout their tenancy.

If a smoke detector is not functioning properly or begins chirping due to a low battery, residents should promptly submit a maintenance request through Property Meld.

Never disable, remove, or tamper with smoke detectors, carbon monoxide detectors, or other safety equipment.

Utility Shutoffs

Residents should familiarize themselves with the location of:

  • Electrical panel(s)

  • Water shutoff valves

  • Gas shutoff valves (if applicable)

Knowing the location of these items may help minimize damage and improve safety during an emergency.

After-Hours Maintenance Emergencies

Certain maintenance issues may require immediate attention to help prevent injury or significant property damage.

Examples may include:

  • Active water leaks causing damage

  • Major plumbing failures

  • Complete HVAC failure during extreme temperatures

  • Electrical hazards

  • Loss of essential services where required by law

Residents should follow the emergency maintenance procedures provided in their lease agreement and resident communications.

Important: Routine maintenance issues, appliance concerns, cosmetic items, and non-urgent repairs should be submitted through Property Meld during normal business procedures.

The Resident Portal serves as an important communication tool throughout your tenancy. Residents should periodically log in to review notices, account information, documents, and other important updates.

Helpful Reminder: Keeping your contact information current helps ensure you receive important notifications and reduces delays in communication.

Text Messages & Phone Calls

Azure Sky Realty may utilize text messages and phone calls for maintenance scheduling, appointment confirmations, emergency communications, property notices, and other time-sensitive matters related to your tenancy.

While residents may opt out of text message communications at any time, doing so may limit Azure Sky Realty's ability to provide timely updates regarding maintenance requests, vendor scheduling, inspections, emergencies, and other important property-related matters.

Residents are strongly encouraged to maintain at least one active communication method throughout their tenancy and to keep contact information current within the Resident Portal.
