Understanding Your Management Relationship

Azure Sky Realty utilizes the Texas REALTORS® Residential Leasing and Property Management Agreement (TXR 2201), along with various Texas REALTORS® addenda and brokerage forms, to establish the services we provide and the responsibilities of both the owner and broker.

Your management agreement serves as the foundation of our relationship and outlines important topics such as leasing authority, maintenance procedures, owner responsibilities, financial matters, insurance requirements, and the scope of our management services.

Because every property and owner's goals are unique, your agreement may also include additional addenda or property-specific provisions. We encourage all owners to review their management agreement carefully and contact our team whenever questions arise.

Getting Started

What Happens Next?

Once your management agreement has been signed, our team begins the onboarding process. Depending on the condition of the property and whether a resident is already in place, onboarding may take several days or several weeks.

During this time, we establish your owner account, verify banking and insurance information, collect keys and access devices, review the property, and begin preparing the home for management or marketing.

No two properties are exactly alike, and our team will communicate with you throughout the process regarding recommendations, next steps, and important decisions affecting your investment.

Preparing Your Property

A well-prepared property often leases more quickly, attracts stronger applicants, and experiences fewer maintenance issues over time.

Before marketing a property, we may recommend repairs, safety improvements, professional cleaning, or cosmetic updates that improve the property's presentation and long-term performance. Not every recommendation is mandatory, but investing in the condition of your property often produces better long-term results.

Periodic inspections and annual property reviews also help identify issues before they become larger or more expensive problems.

Leasing & Marketing

Finding the right resident involves much more than simply filling a vacancy.

Our team works to determine an appropriate rental price, professionally market the property, coordinate showings, process applications, and evaluate prospective residents in accordance with our qualification standards and fair housing requirements.

To help establish market rents, Azure Sky Realty performs a Comparable Market Analysis (CMA) of rental properties. We review comparable homes, current listings, recent leasing activity, market conditions, property features, and competing inventory to determine an appropriate rental range for your property. Rental market analysis and comparable properties are commonly used to establish competitive market rents and evaluate pricing strategies.

Rental Pricing & Market Reviews

Establishing the right rental price involves much more than selecting a number or simply increasing the rent each year. Market conditions, competing inventory, seasonality, property condition, and local demand can all influence rental values.

To help determine an appropriate rental price, Azure Sky Realty prepares a Comparable Market Analysis (CMA) of rental properties. We review comparable homes, recent leasing activity, current listings, market trends, and the unique characteristics of your property to develop a recommended rental range.

In most situations, we provide these reports to owners before marketing a property, renewing a lease, or making significant pricing adjustments. This gives owners an opportunity to review the information, ask questions, and discuss pricing strategies with our team before a final rental rate is established.

Our goal is to provide market-based recommendations that balance:

During the Tenancy

Protecting Your Investment

Once a resident moves into the property, our role shifts from leasing to protecting and managing your investment.

We coordinate maintenance requests, communicate with residents, conduct inspections, monitor lease compliance, and work to address issues before they become larger problems.

Every property will require maintenance and repairs over time, regardless of age or condition. Some repairs are expected and predictable, while others may arise unexpectedly. Prompt attention to maintenance concerns helps protect your investment, preserve resident satisfaction, and often prevents small issues from becoming significantly more expensive problems.

We encourage residents to report maintenance concerns as soon as they are discovered. Early reporting often allows issues to be addressed before additional damage occurs and helps reduce long-term repair costs.

Certain maintenance situations require immediate action to protect the property, maintain habitability, or prevent further damage. In accordance with the management agreement, Azure Sky Realty may coordinate emergency repairs when necessary to protect the property or comply with legal obligations and lease requirements.

Routine maintenance and periodic inspections also help identify issues before they become major repairs. Preventative maintenance not only protects the physical condition of the property but can also reduce long-term ownership costs and improve the resident experience.

Azure Sky Realty utilizes technology solutions, including Property Meld, to help coordinate maintenance requests, communicate with residents and vendors, and provide visibility into the repair process. Our goal is to make maintenance more efficient while keeping owners informed of significant issues affecting their property.

Depending on the nature of the repair, owner approval may be required before certain work is authorized. However, some situations may require immediate action to protect the property or comply with legal obligations. The specific authority and procedures for repairs are established in your management agreement.

Financial Information

Through your owner portal, you'll have access to statements, reports, income and expense information, reserve balances, and year-end financial documents.

Maintaining reserve funds allows us to respond to maintenance issues more efficiently and helps avoid delays when urgent repairs are needed. The appropriate reserve amount may vary depending on the age, condition, and needs of your property.
